Preparing To Sell Your Home For The Highest Price

Selling your home

Most homeowners assume that selling a home starts with listing it on the MLS (Multi Listing Service). In reality, effective selling begins long before that. Preparing your home properly before listing increases its appeal, helps establish value, and attracts serious buyers. To make the best impression, see your home through a buyer’s eyes and work with a trusted realtor who understands the importance of pre-sale preparation.

In this guide, we’ll share expert tips to help you get your home market-ready.

First Impressions Matter!

Your home will see the most activity within the first three to four weeks of listing. Why? Buyers who have been searching for “The One” are eager to view new listings, and local real estate agents will also visit to familiarize themselves with your property. You are unlikely to generate more interest than during that initial time frame, plan accordingly.

Selling Your Home Can Be Disruptive—But It’s Temporary

Selling your home means adjusting to potential buyers’ schedules. We want to set realistic expectations. This is likely going to be a bit disruptive to your lifestyle. Showings may happen at inconvenient times and requests can come in without maximum notice, but flexibility can make all the difference. If a home is difficult to view due to scheduling restrictions, agents may hesitate to recommend it to clients, consciously or subconsciously.

The good news, this is a temporary state of affairs. Stay positive, prepare in advance, and remember: the sooner your home sells, the sooner life returns to normal.

Increase Buyer Confidence with a Home Warranty

Now that you’re preparing to show your home, how do you instill a sense of security with prospective buyers? A home warranty makes your property more attractive to buyers by offering that peace of mind. Homes with warranties sell up to 60% faster and for 3% more than non-warrantied homes, according to the National Home Warranty Association. Making this part of the plan can save you headaches and time.

Order a Pre-Appraisal and Inspection

The benefits of ordering an appraisal and inspection can make the entire marketing process move smoother and quicker. Some of those benefits are:

  • Establishes an objective home value (via a third party).
  •  Validating the list price, reducing buyer negotiations.
  •  Identifying necessary repairs before they become deal-breakers.
  • Saving money on necessary repairs by not having a rushed deadline for contractors.
  • Saving crucial time between contract and closing by addressing issues upfront.

Boost Curb Appeal: Exterior Preparation

The exterior sets the stage for buyers’ first impressions. Stand at the curb and take a critical look at your home. Does it look inviting? Avoid an uphill battle during showings and make sure buyers can imagine your house as their home. We have a comprehensive selling guide to walk you through the entire process, but for a start here’s how to enhance curb appeal:

  • Mow and trim the lawn. Trim trees and bushes. Pick up trash.
  • Remove toys, old furniture, and debris from the yard.
  • Power wash the exterior.
  • Pay particular attention to your front door, clean and repair it and replace if needed.
  • Add a fresh welcome mat and check that house numbers are straight and visible
  • Place a vibrant potted plant or small tree near the entrance.

Interior Preparation: Focus on Kitchens & Bathrooms

Once inside the home, how do you maintain the good vibes you generated with your pristine lawn and new welcome mat? While the whole house should be in good, clean condition, buyers pay the most attention to kitchens and bathrooms. These rooms should be spotless, updated, and inviting.

 Kitchen:
  • Consider affordable upgrades like a new sink, faucet, or cabinet hardware. These can provide a great bang for buck investment.
  • Ensure all appliances are in working order.
  • Keep counters clear and decluttered.
Bathroom:
  • Purchase fresh towels, rugs, and shower curtains. You don’t need to go overboard here (no one is going to check the thread count of your towels on a walk through), but crisp, clean, new towels help set the tone.
  • Store personal items in a bin under the sink. You don’t want your Garfield toothbrush upsetting the sensibilities of any prospective buyers who prefer Snoopy.
  • Clean thoroughly—water stains and mold can derail an otherwise great showing.
Throughout the Home:
  • Remove personal items, family photos, and collectables.
  • Declutter every room for a spacious feel.
  •  Clean walls, baseboards, and remove scuff marks and cobwebs (old spider webs rarely scream inviting).
  • Replace light bulbs and clean their fixtures.
  •  Wash windows and blinds.
  • Add fresh flowers before showings for a warm touch.

True story:A homeowner struggled to sell their well-renovated home for months. They spent $800 updating their outdated kitchen with new countertops, a sink, and a faucet (they installed the sink themselves to save on costs). Within a week, they received an offer near asking price—proving that small upgrades can make a big impact!

A Little Effort Can Lead to a Higher Sale Price

Taking intentional time to prepare your home before listing increases your chances of selling quickly and for top dollar. Smart investment in cleaning, repairs, and minor upgrades can significantly pay dividends and give extra leverage in negotiations.
