The Colorado Springs real estate market continues to shift toward a more balanced position. Compared to July 2025, overall sales were down slightly, by 1 percent, while inventory increased 2 percent to 4,312 homes for sale. The average home price dipped 1 percent year over year to $568,633, and homes are taking somewhat longer to sell, with the average days on market rising by 9 days to 48 days.
Buyers Have More Choices
Inventory in Colorado Springs is up 2 percent from this time last year, with 4,312 homes currently for sale. At the same time, homes are taking an average of 48 days to sell, 9 days longer than last July. For buyers, this translates into more opportunities to compare homes, negotiate terms, and reach a thoughtful decision rather than feeling pressured to act immediately.
If you have been waiting for a little more breathing room in the market, this may be the right moment to begin your search.
Sellers: Pricing Matters More Than Ever
The practice of pricing high simply to see what happens is becoming increasingly risky. With buyers enjoying more choices and homes remaining on the market longer, first impressions, and first prices, matter a great deal. A home that is priced strategically, prepared well, and marketed effectively has a much stronger chance of attracting attention early.
Before placing your home on the market, I encourage you to look beyond neighborhood averages and determine, together, what buyers are genuinely willing to pay for your particular home.
What Does $500,000 Buy You in Colorado Springs?
It depends. One of the most common mistakes buyers make is assuming that a $500,000 budget means the same thing across all of Colorado Springs. Location, neighborhood, age, condition, lot size, schools, views, and amenities can all significantly change what that budget will secure.
Rather than shopping by price alone, I encourage buyers to consider the combination of location, lifestyle, and value that best fits their needs.
The market is changing, but that does not mean there is a single right or wrong time to buy or sell. There is, however, a right strategy for you, and I would be glad to help you find it.
