The ability to build your own custom dream home is irresistible sometimes. Especially in Colorado Springs where new builds and new neighborhoods are popping up everywhere around our city. Here’s why you need your own real estate agent, on your side from the start with a New Construction.
Now, the builder has their own realtor, and that’s great, but make no mistake, take our advice and get your own. This ensures that there is an unbiased agent representing your wants, needs, and your side of this deal. Although it will no doubt be a beautiful home just for you, this is still a monumental purchase and time in your life.
In case you’re wondering, when you purchase new construction, the home’s builder is considered the “seller” and the agent representing the builder is referred to as the builder’s agent. Side note, keep in mind that the “builder’s agent” has the home builder or seller’s best interest in mind while making decisions. The agent is trying to get the highest price for the homes the builder is creating so they will not push to negotiate.
Starting from the beginning
- It’s highly recommended that you have your own real estate agent join you on the first meeting with the builder. Typically, a seller pays the commission fees for a realtor so the builder will need to know that you plan to use your own realtor. Occasionally, a builder will refuse to pay commissions if the realtor is not registered and present on your first tour or visit to the construction site.
2. There are additional perks in a new build, additions and customizations that your real estate agent can help you negotiate. Want upgraded countertops, floors, or a customer garage door? These are things that sometimes your real estate agent can negotiate with the builders.
3. Your real estate agent can also ensure that the financing you choose to go with is the best option for your situation. The home builders agent will usually have their “preferred” lenders but a second opinion and someone you know is on your side in this huge purchase is important.

4. Lastly, you may be tempted to skip the final home inspections, DO NOT! The home builders agent will not likely push for a home inspection because it does not benefit them, having your own realtor will ensure that those final steps before moving into your new home are done well and executed properly.
