March 2025 Colorado Springs Real Estate Market Update

In terms of the amount of sales the Colorado Springs housing market staged a strong comeback in March 2025, following a sluggish start to the year. The latest data reveals a market that is both dynamic and evolving, with significant changes in home sales, pricing, and inventory levels compared to both last year and the previous month.

As we move further into the year, buyers and sellers alike are adjusting to new realities, including higher mortgage rates and a growing supply of homes for sale.

March 2025 Market Performance: A Closer Look

March 2025 marked a turning point for the Colorado Springs housing market. After a very quiet winter, sales activity surged, with 1,059 homes sold during the month—a notable 13% increase compared to March 2024. Not surprising as March is the first official active month of the moving season. The Pikes Peak Real Estate market always sees stronger activity during this time. While we celebrate the sales activity, it is a wash proportionally with the increased amount of inventory on the market.

Home prices reflected the “Moving Season” energy in the market. The average sale price in March reached $562,549, representing a 6.6% year-over-year increase and ranking as the fourth-highest average price ever recorded in the region.  The median sale price followed a similar trajectory, climbing 5.3% to $495,000, also the fourth-highest on record for Colorado Springs. Considering the unusually large amount of very high end, luxury home sales that we have had in March, the average as well as the median sales prices might paint a skewed picture.

Inventory levels saw one of the most dramatic shifts. The number of active listings soared to 2,629 homes—a 41% increase from the previous year and the highest level in over a decade. This surge in available properties is giving buyers more choices than they have had in years, while also signaling a shift in market dynamics. Pushing the market into a beginning, soft buyers market. New listings for the month totaled 1,677, up 25% year-over-year, further contributing to the growing supply.

Homes are taking longer to sell. The average days on market reached 62—the longest average in ten years.

Market Driver: Interest Rates, Economic Uncertainty

Several factors are influencing the current state of the Colorado Springs real estate market. Chief among them are mortgage interest rates, which have rebounded to the upper 6% range after a short period of mid-6%. As we are moving forward through 2025, and the Federal Reserve sees more evidence of an economic slow down, they will consider an interest rate cut benefiting buyers as well as sellers.

March and April were marked by significant economic uncertainty, as the future direction of tariffs remained unresolved. Financial markets are swinging wildly and potential recession rumors are suppressing market activity.

Is the Colorado Springs Housing Market Headed for a Crash?

With the rapid changes in inventory and the moderation of price growth, some observers have questioned whether the Colorado Springs housing market is at risk of a crash. However, the data tells a different story. Despite the increase in available properties, the median home price has remained stable, closely tracking last year’s figures. This price stability is a positive sign, indicating that the market is not experiencing the kind of volatility that typically precedes a downturn, even if the time of market is the highest in years and the market swinging into a buyers market.

The real estate market appears to be undergoing a healthy adjustment. After several years of rapid appreciation and tight inventory, the growing supply of homes is helping to balance the market. While this may lead to price adjustments today and moving forward in the coming months, there are no indications of a dramatic decline, to indicate a crash. However, any misalignment of economic policies could change that..

Tariffs are expected to directly impact the cost of new home construction, leading to higher home prices. Because the construction industry relies on materials from countries affected by tariffs, any increase in tariffs will quickly drive up costs. As a result, buyers can expect to see price increases for new homes soon after tariffs are raised.

Buyer’s Market or Seller’s Market? Navigating the Shift

The Colorado Springs real estate market is in the midst of a transition from a strong seller’s market to a more balanced, and potentially buyer-friendly, environment. The surge in inventory and the increase in days on market are giving buyers more leverage than they have had in recent years. However, sellers are still benefiting home prices that are holding steady or a year over year increase.

For buyers, the current market offers more choices and greater negotiating power. While some homes do see multiple offers, overall buyers can take their time, compare options, and negotiate more favorable terms. If inventory continues to rise, buyers may see even more opportunities for price reductions and incentives. Huge amounts of incentives are prevalent in the new construction market.

For sellers, the market shift means that patience and strategic pricing are becoming increasingly important. Homes are taking longer to sell, and sellers may need to adjust their expectations. In some cases, price reductions or concessions may be necessary to attract buyers. Despite these challenges, sellers who price their homes competitively and present them well can still achieve strong results.

The market’s transition is also creating opportunities for first-time buyers and those looking to move up to a larger home. To assist in the purchase of a new home, El Paso County has revamped their previous “The Turn Key” Down Payment Assistance program to the “Pikes Peak Down Payment Assistance Program” This program will provide up to $20,000 as down payment assistance.

As more homes come on the market, buyers who were previously priced out may find options within their budget. This increased accessibility is a positive development for the overall health of the market.

The Impact of Supply and Demand on Home Prices

March 2025 saw the highest number of homes for sale in over a decade, a trend that is likely to continue in the coming months.

So far, home prices in Colorado Springs have remained stable, with modest increases in both the median and average sale prices. However, if inventory continues to grow and sales activity does not accelerate, we may begin to see price adjustments later in the year. The current inventory represents a 3-month supply—still below the six-month benchmark that is generally considered a balanced market.

It is also important to note that the pace of new listings is outpacing sales, further contributing to the buildup of inventory. If this trend continues, sellers may need to become more flexible in their pricing and negotiation strategies.

A Final Word

The Colorado Springs real estate market in March 2025 is characterized by growth, resilience, and change. Sales and prices have rebounded from a slow start to the year, while inventory has reached levels not seen in over a decade. The market is transitioning toward a more balanced environment, offering new opportunities for buyers and requiring greater adaptability from sellers.
