Lately, the numbers have been encouraging: Home inventory is the lowest in 10 years, home sales prices are slowly creeping up again, the amount of days that homes are on the market before they sell is dropping steadily. This is the case in Colorado as well in a lot of other states. What does this means for home sellers? If you let your home shine, chances are you can get top dollar for it.

Prepare your home to welcome buyers and allow them to picture their life in YOUR house!

1. You have 3 seconds to make a first impression.

This does not only go for your personal or business life, but this also applies to the sale of your house. Make sure your home has curb appeal, cut down plants that cover up your beautiful home and make sure everything is clean and inviting.

2. Decorate for a quick sale

Adding neutral colors to a home, removing furniture to make the home look larger and allowing the prospect to actually imagine him or herself in the home is your goal. If you have outdated wall paper somewhere or even all over the house, pay to have it taken down and repainted, it will make a world of difference.

3. Let the light flow

Open window coverings, add bright lighter light bulbs, maybe even more lighting to let the prospect see how cheerful your home is.

4. Repairs make a world of difference

Faded walls, worn woodwork or other delayed maintenance – could give the impression that you really don’t care about your house. It could easily give the impression “If they don’t even take care of such little things, I wonder what else might be wrong with this house”

5. Don’t forget attic and basement

Make space, clean up and display any storage room or utility space that you might have. This could be the attic, a basement or an oversized garage.Sell your home for best price

6. Safety first

Remove all trip hazards in your home. Are the bannisters safe? Is the deck steady and strong?

7. Who does not like large closets?

Again don’t hide your space. Remove items from your closets! A neat order of clothes will show off even smaller closets.

8. Bathrooms and kitchens sell homes

Make these spaces sparkle! Do you need new paint, stain, grout? Maybe a simple exchange of faucet fixtures can give your bathroom or kitchen a more updated feel and is easy to do.

A long story short:

Sort, remove, clean, repair – repeat.

These are the ingredients to a quicker sale and a great sales price.
